This flyer is for our photography studio located in Boston. This flyer is to be e-mailed/handed-out to customers booking the space to hand out to their clients and customers. We're looking for a flyer that we can e-mail to people who have booked our photography studio and provide key information (location, contact, misc information). This is not an advertisement but rather and informational flyer.
The following information should be large and easy to locate on the flyer:

Additional Information to be included on the flyer, copy may be adjusted as needed:
"To ensure a great studio experience, please take the time to review the following information"
"• Public Transit: 7 Minute Walk from Sullivan Square Orange Line MBTA Station."
"• By Vehicle: One mile from Sullivan Square Exit on I-93. Plenty of free parking spaces available in front and behind the building. Loading ramp located in the back of the building."
"• The studio is located on the first floor and on the first door to your right when entering from the front of the building."
"• The door to the building may be locked. In this case, please call 781-333-5255 and a studio representative will come out to let you in."
"• Bathrooms can be located in the main hallways for the building. Changing/makeup rooms are located behind the studio bay. Please do not change in the shared bathrooms."
"• Water and coffee is available at no charge. Reach out to the receptionist for assistance if needed."
"• Reach out to the receptionist if you wish to play Netflix/Youtube/etc. videos of your choosing on the conference TV or reception projector."
"• Save a trip, and reach the receptionist by dialing "11" on the phone in the studio bay."
"• Please make sure to arrive no earlier than 30 minutes prior and to vacate the premise within 30 minutes of the scheduled booking."
"• Bookings with 8 or more total guests (including photographers) will require the necessary form and approval to be completed prior to the booking. If you are bringing additional guests, that the individual coordinating the booking is aware to meet the quota."
"• Please be courteous to the neighboring businesses by keeping noise levels to a moderate level."
"• Please refrain from shooting and congregating in the common areas of the building."
"• Absolutely no alcohol or illicit substances are allowed on the premise."
"• Guests under 18 must be accompanied by guardian."
"• For a full list of our studio policy, please refer to our Studio Agreement."
The images and text should be easily editable/replaceable for future updates. We'd like to keep all the information on the design to fit on one side of the flyer. Feel free to change the wording and formatting as necessary.
OPTIONAL: Sometimes some people have a hard time navigating the location of the studio so it might be a good idea to include a small map if it works with the design.
